We can pay you 20% above the market/asking price for your land.

Option 2

Full Joint Venture Partnership
We will work together and split the profit of the development with you, 50/50.
A development usually returns a profit of 20 to 30 %.
This exciting option deal can be delivered in 48 hours.

Option 3 ( Land with space for 4 or more properties )

Large Development Joint Venture
Here we can provide you with property for your portfolio.
We can discuss which option best suits you, however all the options above will help you generate more income from your land.

The process is simple!

Step 1 :

We will meet, discuss the project with you and sign an agreement so that we can start the process
The Seller agrees that from today until the Completion Date, he will
Allow the Buyer and anyone with his permission, to come on the Land to measure, survey and test any matter affecting the Land (include apply for Planning permission of the land , apply for commercial principle of agreement )

Step 2 :

We will apply for Planning Permission
All the associated costs involved for obtaining planning, drawing, consultation fee’s etc. will be paid for and covered by us developers, Pluto’s Power Team or Innovate Living Ltd.

Step 3 :

We obtain planning permission, raise the value of your land, purchase the land as agreed and start with the contracted projects.

Buyer’s Promise

Our promise to you is as follows;
The Buyer warrants that he will use his best endeavours to obtain planning consent for the Scheme.
The Buyer may appeal against any planning refusal or condition, but he is not compelled to do so.
Notify the Seller if at any time before the Last Exercise Date, he decides not to exercise this Option.
The Buyer may take whatever action he decides in order to attempt to add value to the Land, including, without limitation:
making any planning application to the local authority;
applying for any other relevant permission;
making any site investigation;
undertaking any public research with regard to any aspect of the Land;
speaking in any public forum about any proposal for the Land in his absolute discretion.

Guarantor’s warranties and guarantee

The Guarantor warrants that he is not aware of anything which might or will adversely affect the Seller’s ability to comply with the terms of this agreement.
The Guarantor warrants that the Seller is not insolvent and that he knows of no circumstance which would entitle any creditor to appoint a receiver or to petition for winding up or to exercise any other rights over or against its assets.
The Guarantor guarantees performance of this agreement by the Seller.
