Building Foundation.

  • The foundation will be 200mm thick concrete slab, with installed underfloor heating system sewer pipes, cable grommets etc.
  • U Value of concrete slab complies with requirements of Energy Standards NF.
  • Surface of concrete slab brushed mechanically, with tolerance ±3mm.

Joinery Schedule.

  • The house is equipped with composite exterior doors by Vikking. Typically  ARCTIC line – collection DIPLOMAT – Model S (http://www.vikking.eu/model/397/303/)
  • The standard window frames are PVC windows, in white colour on both sides, the system PASSIV LINE PLUS, opening direction accordingly with project design.
  • Steel external window sills, colour matched with roofing.
  • Oak internal window sills, finger joint raw wood.
  • U Value complies with requirements of Energy Standards NF.

Elevations and External Finishes.

External elevation standard specifications:

  • Silicone Plaster Kreisel SILIKON PROTECT 031.
  • Spurce Wood Ladenburger or Moco, board layout and colour as per specification for individual project.
  • Exterior cladding sheets CEMBRIT, as per individual project specification.
  • Soffits eaves, canopies are made of spruce wood manufactured by Ladenburger or Moco, profile Softline 14mm. Individual colour as per project specifications.
  • Steel roof gutter system Plannja Siba Square Steel or Plannja Siba Steel, colour to match roofing. Standard colour palette available in 9 swatches.

Roofing System and Coating Typology.

  • Roof-covering is made of metal sheet by Plannja: for gable roofs standard covering sheets with standing seam; for more complexed geometry , (hip roof)  pressed metal roof tile „Flex” will be used. Colour palette as per individual project specification. Sheet coating Hard Coat Satine achieves up to 30 years warranty for roof coverage, available in standard 11 colour swatches.
  • Roof flashing is made of flat metal sheets, colour to match roofing.
  • Solar panels mounted to the roof via designated stainless steel adapters.

Internal Finishes Specification.

  • Internal partition walls are not equipped with internal door frames and leaves. Structural openings  have standard sizes, in order to match door frames and leafs available on the market.
  • Party walls, soffits, are finished with Fermacell Gypsum Fibreboard, with grouting joints, connectors, and final Fermacell Joint Filler oraz primed with white latex paint.
  • The walls do not require any additional finishing and can be covered with any paint, wallpaper, ceramic or decorative cladding. The standard threshold quality of the finished ceilings and walls surface for BES construction is the threshold Q3 – quality exceeds standard requirements.

  • Floor layers : Fermacell dry screed on the first floor and  concrete base on the groundfloor, which after priming can be covered with any ceramic cladding, wooden or carpeted.
  • WCs, bathrooms and plant rooms are finished with Fermacell Gypsum Fibreboards,

in accordance with  regulation ETA ETA-03/0050 and meet water-proof requirements A02 (Moderate exposure to splashback, eg. Bathrooms in detached houses with linear drain at floor level). Quality threshold finishes Q2.

  • This mean that board surfaces require further treatment, in line with technology for surface preparation.
  • If the bathrooms have linear drains installed, the standard of BES finish is comprehensive  surface preparation for suitable  lining for wet rooms/showers (splashback areas), connections of linear drain with screed, wall-wall and wall-floor connections will be sealed against moisture via expanded insulation Fermacell system, consisting of a liquid film and damp proof jointing tape).
  • FERMACELL boards primed by manufacturer; therefore can be immediately painted, wallpaper or tiled. Rooms are ready to be inhabited immediately, and therefore entire project is more cost efficient.
  • An important advantage of FERMACELL board is the possibility of mounting to them various objects and furniture. Hanging cabinets, racks, etc. Are supported without additional pattressing. Dowel screw into the FERMACELL board of  12,5mm thickness withstands load perpendicular to the board of 50 kg. This means kitchen cabinet fixed to the wall at two points,  can weight 100kg with no risk of damaging wasll cladding!!!

Electrical Installation.

  • Completed and secured electrical system is equipped with assembled switchboard  plus indicated modules and power supply circuits. The switchboard is composed of concealed  control cabinet, modular circuit components, such as overload relays, fused disconnect switches and circuit breakers, as well as pilot lights.
  • After finishing and painting works investor is obliged to assembly white wiring devices (switches, sockets) as well as points of light fixtures (chandeliers, wall lamps, spot lights etc.)
  • The amount of electrical points (points of lights, sockets)  are individually specified in project brochure
  • The amount of electrical points cannot be less than:

– 1 socket per each 3m2 of room floor area and 1 point of light per each 5m2 of floor area.

  • The number of sockets does not apply to the garage rooms, where the limit is 1 socket per 8m2 room floor area+ 1 pc. gniazda 3-phase 16A in garage.

Optionally to control IQ there is a designated high and low voltage .

  • The difference between standard electrical system and Installation IQ, is that to control the lighting, sockets, exterior roller blinds or exterior lighting via central unit. The user has the ability to control the system online, using smartphone with dedicated application or touch screen located on each floor of the building.  Users present in the building, have also ability of controlling above devices by touch panels, as in the case of typical electrical installation. The main difference, however, lies in the amount of controlled points with one touch panel. Plumbing System.

  • Location of drain and waste pipes, can be found in construction documentation and specification chart is included within project brochure.
  • Usable Hot Water Circulation is typically installed in the building with two or more bathrooms.
  • Water and hot water pipes insulated in accordance with guidelines of NF program.
  • Drain plumbing is typically installed for:

– wall hung toilet pan, mounted on support frame

– basins: free standing, counter top or semi-recessed

– shower: water mixers, drain and waste trap.

– washing machine

– kitchen sink

– dishwasher

– outdoor garden tap kit

– garage sink (if present)

– drain outlets for the outflow of condensate recovery unit, heat pump, backup in plantroom

  • Each building is equipped with a water meter and back flow prevention valve.
  • Liquid water is discharged into household sewage treatment plant – volume 8m3 or into municipal sewage system (if present).

Heating Source.

  • Main heating source is Air to Water Heat Pump (ex. Panasonic) with low temperature water based underfloor heating
  • Heat Pump is equipped with hot water 150l volume tank.
  • Heat Pump is provided with cooling unit used during summer season.
  • Heating temperature can be programmed with the control panel mounted on the heat pump, room thermostat, located in the centre of the building or by remote access via web or dedicated application for smartphone.
  • Additional heated towel rails in the bathrooms, electric powered.
  • Energy performance of heating source complies with requirements of NF program.

Mechanical Ventilation.

Mechanical ventilation system with heat recovery and central ventilation unit..

  • Recuperator NIKOL or Aeris selected to match the volume of the building with automatic bypass switch for winter and summer mode.
  • Additional supporting installation in the form of Glycol Heat Exchanger mounted in horizontal loops on the plot.
  • Distribution channels round section, galvanized steel, Spiro pipes insulated in accordance with NF guidelines.
  • Air diffuser connections via flexible hose of 125mm or 100mm, as per ventilation design package
  • Circular ceiling air diffusers, in white colour, located in each room of the house.
  • Ventilation operation via control panel located next to the heat pump.
  • Energy performance of adopted control centres in accordance with NF program.

Internal fit out.

The standard interior fittings of the building are:

  • Steel stairs superstructure with powder coating paint in graphite colour (if present in the project)
  • Ventilation Air Diffusers
  • Controllers and thermostats of heat pumps, recuperator.
  • Ironmongery, door handles, door and windows lock inserts.
  • Electric drive for garage door (if present).

Formalities to be Completed by the Contractor.

  • Preparation of construction, detail design and executive design projects
  • Submitting Planning Application, media connections and Building Approval.
  • Establishing Site Manager and contacting local Building Control Officers (if required)
  • Submitting application to local Building Control Office  for completion inspection in applicable local borough
  • Preparation of post-completion documentation (if required)
  • Preparation of warranty folder containing all the warranty cards for various materials and devices mounted during construction process.
  • Conduct additional audits, verifications for certification purposes recognised by DEFRA.
  • Conducting double Blower Door Test (by professional energy auditor certified by Department of Energy) and thermographic camera measurements.

Warranty Terms and Conditions.

  • The contractor provides a 10 year warranty for completed work.
  • Steico provides 30 years warranty for building construction system
  • Plannja provides 30 years warranty for roofing system.
  • Each contractor provides a separate warranty for the supplied components, materials and devices with starting date counted from the date of installation/ signing completion contract/launching the device.

Handover of the Building to Designated User.

  • General contractor shall provide necessary documents, including site measurements and regulation, required for Occupation Inspection by local Building Control Office .
  • Warranty documentation package for materials and installed devices.
  • Set of manual instruction for installed devices.
  • Set of keys to entrance door, garage access key card (if present).
  • Licence of Occupancy.

Completion Works before Occupying the Building.

  • Submitting Application for occupation licence at local council.
  • Plot management.
  • Installing ceramic tiles.
  • Final painting of walls and soffits.
  • Laying floorboards in dry areas, including skirting boards.
  • Mounting door frames and door leaves.
  • Installation of white electrical and sanitary fittings (switches, sockets, lamps, chandeliers; sanitary ware: toilet pans, basins, baths, shower trays, bathroom furniture, sanitary fittings).
  • Installation of kitchen furniture.
  • Installation of curtain rods or internal blinds.
  • Furnishing.
  • Installation of external antennas (TV, Internet).
  • Launching mechanical ventilation is only possible after completion of finishing works causing dust!!!
